 In addition to our full service real estate brokerage, our experience and network gives us the ability to provided key services for:

  • ACQUISITION DUE DILIGENCE:
    • Proforma and Cash Flow – using the Argus Family of Software and Excel Templates (ours or yours) we provide thorough and accurate proformas and cash flows for Apartment Development, Apartment Acquisition, Retail Acquisition, Land Development, Home Building, and Hospitality. Samples and Project Details.
    • Entitlement and Environmental Risk Assessment – we work closely with Gary Jones and his team at Jones Planning Consultants to prepare comprehensive reports summarizing the risk evaluation during the due diligence period. Gary has entitled over 30,000 lots valued at more than $6 billion - link to the JPC Brochure
  • BUDGET and SCHEDULE PREPARATION:
    • With decades of experience and a strong network of allied resources with can prepare budgets for projects from 50 to 7,000 residential units and all the master plan community assets that would be needed for projects of this size.
  • ENTITLEMENT PROCESSING,
    • Post-closing, using both our internal staff and the team at Jones Planning Consultants we can manage the entire design and entitlement of the most challenging pieces of dirt.  Gary likes to say “...if it is difficult we will get it done right away, if it is an impossible situation it will take just a little longer...”.
  • PROJECT MANAGEMENT,
    • Turning a dusty site into a thriving neighborhood is what we specialize at. Starting with Site Design and  Architectural Design, incorporating the aspects of Community Relationships and progressing through Bond Exonerations we provide a turnkey project management experience.
  • GENERAL CONTRACTING:
    • Even if we are not part of the partnership that acquires the property or asset we can provide a full general contracting platform to facilitate the business objectives of the new ownership.
  • SALES & MARKETING:
    • And of course every development needs to be sold at some point. 
    • If the acquisition is a for-sale project we can master the entire sales and marketing program.
    • If the objectiive is asset disposition we have more than 8,000 contacts in our database of instituional, private investment house, wealthy family investment offices and local operators that are always looking to buy. We can get your project sold discretely and quickly at fair market value.
