Joseph Richter BSM, GRI

Mr. Richter graduated from Pepperdine University 2005, Summa Cum Laude, number one in his class and is a member of the Beta Gamma Sigma scholastic society.

He has been in the real estate industry since 1971.  From 1974 to 1983, he built dozens of custom homes around the country and did historical restorations on classic buildings.

From 1983 to 1991 Mr. Richter was responsible for design, entitlement, budgets and cash flows for the Orange County, Inland Empire and San Diego developments of Glenfed Development, a  subsidy  of  Glendale  Federal  Savings  and  Loan. The largest project was 1700 acres, 1,100 homes  and  required  moving 8,000,000 cubic yards of dirt.

After that Mr. Richter was President at CCL Holdings for 5 years where he was responsible to invest family money in  land  development  and  acquire Class A buildings, Multifamily assets and golf courses With more than $350,000,000 in startup capital a Hong Kong based bank was   started   to   appropriately fund construction loans and  equity for developers during  the  period  of  1992  to  1997 
This  was followed by 5  years  at  Sares  Regis  Group  where,  as president, Mr. Richter’s job  was to start a homebuilding division for this multifamily developer and operator.  Within 3 years the company was building between 200 and 400 homes on per year.  It was during this time the Professional Builder article was published.

Starting in 2001 until 2005 Mr. Richter was at the South Coast division of John Laing Homes.  There he was responsible for acquisition about 700 lots per year.    He was directly responsible for preparation of the acquisition budgets, proformas and cash flows.  He was also responsible for the design of the communities and homes, the entitlement and permitting.

Since 2005 Mr. Richter has been focused on land acquisition for developers and   investors   throughout   California   and   multifamily   acquisition   and development in the western US. Mr.  Richter has  over  30  years  of  experience  in  Home  & Apartment Building,  Land Acquisition/Development,  Property  Entitlement,  Home  Sales  and  Real Estate Due Diligence.

 

Roland Loelkes, Cal BRE 01349994

Mr. Loelkes graduated from California State University, Chico and began his real estate career in 2001 after working for Philip Morris four prior years.

He is a second generation Real Estate Consultant/Broker and has a local nickname called "Pipeline" because of his uncanny ability to produce more quality projects in a week that most agents do in a year. His initial experience began in brokering commercial land for residential developments, where he has sold over 3,000 acres to date, as well as representing Industrial, Commercial/Retail and Office clients.

Later he then transitioned into the residential sales market, starting with managing and selling REO's (Foreclosures) for Fannie Mae, Freddie Mac and VA. Living in Laguna Niguel since 1997 has given him a vast knowledge of the Coastal Orange County market, where he shares his knowledge with his clients. This has educated him to specialize in Coastal Residential and Development Properties as well as continuing his involvement in Commercial Real Estate.

Having this extensive range, allows Roland to assist his clients in both the Residential and Commercial Sectors of real estate, including working with clients in need with their investments and exchanges.

 

Charles Kluger

Mr. Kluger has been in the residential development industry for more than 40 years. Charlie's life passion is building. He especially loves the production side of the business, once stating that "...the only thing I ever wanted to do or ever want to do is build quality homes..."

Prior to joining Hanover's team almost 20 years ago Mr. Kluger had worked for the largest developer in California contracting and managing large land development projects and apartment projects. After that he worked for one of the best known regional, family owned home builders who was recognized for their quality of design and construction.

It is Mr. Kluger's commitment to execution, starting with design, followed by clear contracting of responsibilities and costs, precise scheduling and culminating in the completion of the building process that is really responsible for the recognition Mr. Richter received from Professional Builder Magazine.

 

Zane Cannaday

With experience in building multiple high rise hotels, building and remodeling some of the finest hotels in California, building schools, office buildings, big box retail and distribution space, data processing centers and other commercial projects Mr. Cannaday has amassed nearly 30 years of heavy, red iron construction experience.

He can handle the simple or the most complex project.  His philosophy is "...minimize mistakes..." by studying your plans, knowing the product and specifications and visualizing even the smallest detail.

He explains that in the hotel building process if you make one simple mistake of simple  detail such as a door swinging is actually  very costly, very quickly because it was not just one mistake but a mistake repeated 300 times i.e. in every room under construction.

Managing multiple high rise buildings under construction takes a team. That team needs a leader. Zane is that leader. He is a solid team player.

Bruce Harrigan, P.E., C.C.E. Civil Engineer / Certified Cost Engineer. 

Bruce is a senior land development professional with over 40 years of success leading and managing projects.  He has extensive experience in engineering, project management and interfacing with governmental authorities, project stakeholders, consultants and contractors for the sale and delivery of land, infrastructure and facility improvements.  Known for overcoming obstacles and developing solutions to complex problems, Bruce has completed some of the more difficult and challenging projects in Southern California, Hawaii and France.
